What Is A Zoning Bylaw?
A comprehensive zoning bylaw is a legal planning document which recognizes and permits various details in the use of land and or location of buildings and structures on land. The provisions contained in the zoning bylaw are one of the primary tools used to achieve the directions contained in the relevant Official Plan.

The zoning bylaw defines various land use categories, establishes the uses permitted in a particular 'zone', and the zone standards or provisions which will apply, ie a side yard setback.

The Township of Georgian Bluffs has a Comprehensive Zoning Bylaw #6-2003 which establishes land uses for areas within the Township.  Find out how your property is zoned.

The Township may consider amendments to the Zoning Bylaw when information is provided which shows that there is merit in granting relief and that there will be no negative impact on abutting properties or the environment.

What is Development?
Development includes the carrying out of any construction, excavation, stockpiling or other operation, in, on, over or under land, or the making of any change in the use or intensity of use of any land or building either permanently or temporarily. Advertising signs are considered development.

Other Planning Tools

The Planning Act provides a variety of tools to assist municipalities in meeting the needs of their community. Such as

a) The Temporary Use Bylaw to allow uses only needed for temporary periods of time and w hich would not meet the usual criteria of the municipal bylaw.

b) A Holding Bylaw  to allow a zone to be placed on the property with a holding in place until other matters or approvals have been received.

c) A Minor Variance to allow minor relief to a bylaw provision, subject to meeting four tests and under the jurisdiction of a Committee of Adjustment.

There are other tools, however these are the most common in this area.
